In the picturesque outskirts of Dayton, Ohio, a trio of properties captured our attention for their untapped potential. Comprising 144 sites in total, these properties presented both a challenge and an opportunity for Heartstone Communities.

In April of 2022, we made the decision to invest in these properties for 1.6 million dollars. It marked the beginning of a carefully planned initiative aimed at revitalizing these spaces and creating vibrant communities where families could thrive.

September 9, 2022. New runners are installed for a brand new home

Our first task was to address the existing structures—a mix of tenant-owned homes, condemned buildings, and vacant lots. We took decisive action, removing thirty condemned homes and replacing them with 103 new residences designed to meet the needs of families.

But our commitment extended beyond housing. Recognizing the importance of infrastructure, we upgraded electrical, water, and sewer systems to ensure safety and efficiency. Additionally, we installed 103 new concrete foundations to provide stability and longevity to the homes we were proud to offer.

Looking ahead, our focus turns to the future. The second phase of our project, scheduled for completion by June 2024, will see us improving roads, pathways, and stormwater infrastructure, further enhancing the quality of life for residents.

As we reflect on our journey, we are reminded that success is not just about financial gain, but about the positive impact we have on the lives of those we serve. With an independent appraisal valuing our efforts at 8.2 million dollars as of March 25, 2024, we are encouraged to continue our mission of creating thriving communities where people can live, work, and play.

By March 1, 2023, our efforts had paid off: Phase 1 was marked completed and the new homes were fully occupied, a testament to our dedication to creating welcoming communities. Yet, we knew our work was far from over.
